UPDATED Response to the owners comments: I reached out to your website after your comment to “reach out directly” and received no response. I also reached out about the leak in the roof and was told it was outside the 1 year warranty. I was also told by the builder (one of the sons) that it must have just been from the hard storms and his roof guy could look at it. He never showed and I used my own company. I reached out about the incorrect slope on the back porch and the owner (Donnie) came out and said what were they supposed to do about it? His crew came out and did some dirt work to try and help the problem. I also reached out the son again about the sprinklers and I will admit, I was too rude about it. But nothing happens.
I’m not real sure the reason to keep saying things that aren’t true like I didn’t reach out. That’s odd behavior.
First I want to say this company and the family who runs it are incredibly nice and easy to work with.
The craftsmanship however is a D+ at best. My house was built approximately 5 years ago and it has been a steady issue of problems.
Biggest issues: The back porch does not slope away from the house. I have to use water barriers on a section of the back porch to keep water from going towards the house when we get a large amount of rain.
The a/c return ducting is grossly undersized. I have had two local reputable HVAC companies out and the compressor is at risk for major failure. One company was shocked how how poorly the system was set up in a new home. This was very expensive to fix.
Other issues: the master bath tub had a water leak from day one and was only caught because I removed the panels trying to adjust the water temp. SEMCO did come out and fix the issue but who knows what would’ve happened if I didn’t get under the tub.
A metal flue was not sealed on the roof properly and if it rained hard enough, water got in my microwave and ruined a section of drywall. This happened just outside my 1 year warranty so I paid for that expensive repair.
2 walls are already bulging out in the hallways. The crown molding and cabinets are pulling away from the ceiling, and a large bulge is forming in the kitchen floor.
The sprinkler system was cheaply installed and required a major overhaul to get the correct heads in the correct places.
Overall a very nice family company but their work is subpar and comes with costly repairs.

Also the only good custom home reviews are from family (their daughter in law) Isn’t that false advertising when their son works for the company. Lol I’ll pray for ya’ll. Do yourself a favor and choose another builder. You’ll thank me later.
My Experience with Semco Homes
In May 2023, I signed a contract with Semco Homes to build a custom home, placing a $52,500 deposit. Once construction began, I noticed several deviations from the original plans, none of which had been discussed with me or documented through any signed change orders.
Key structural elements—including the roofline, front porch, and wall heights—were changed without my prior knowledge or approval. When I asked about the changes, I was told they couldn’t build the porch as originally planned and that I’d be happy once I saw it. Unfortunately, I wasn’t. The construction process felt disorganized and lacked clear, updated documentation.
Growing increasingly concerned, I hired an independent inspector who identified several quality issues. I formally canceled the contract in December 2023 and requested a refund. At that point, communication became extremely difficult, and responses stopped altogether.
It took over a year to reach a resolution. I settled for $44,000 of my original $52,500 deposit. Throughout the process, my repeated requests to involve a structural engineer to confirm whether the work matched the original plans were denied, which raised additional concerns.
While Semco markets itself as a custom home builder, my experience felt more in line with a spec-home process—where customization is limited and accountability can be lacking. Having everything handled in-house seemed to create delays and miscommunications, rather than a streamlined process.
Since then, I’ve read other reviews describing similar experiences, and I now feel fortunate I walked away when I did. I hope sharing my story helps others make informed decisions when choosing a builder.
We had the best experience building our 3400 sq ft home with SEMCO! From picking plans to our final walk through we were greeted with warm, clear and anxiety-reducing communication. My husband literally brought them a house plan on a napkin and they made it come to fruition, WOW!! This is our second time building a custom home with SEMCO and they did not disappoint. Love the family atmosphere and decades of experience they bring to the table. When we were unsure of selections, they knew what would work and look good! Huge relief for someone who knows nothing but wants to pick and do the right things for our home. Beautiful experience!

SEMCO remodeled our home in 2024. The work included a complete kitchen makeover to include a change to a gas range, new cabinets, new island with power, exterior wall repair, removal of an existing interior wall and building a pantry. The work continued into all new exterior doors, removal of popcorn ceilings, retexture and paint, new flooring throughout, widening interior door openings and installing new doors, upgrading the home electrical and custom building new interior stairs. The craftsmanship of their work is superb.
The SEMCO folks and their team of craftsmen and designers took our ideas, provided input and alternatives, and helped us turn our home into what we had envisioned after living in the home for 20 years. One year has passed and we wouldn’t wish for anything different and are still extremely pleased with how it turned out. Small suggestions during the construction phase from the team are proving their worth.
We had considered moving into a newer home, but really loved our current location, and now have the best of both worlds. Many thanks .
